Why build an ADU?
Call them in-law units, granny flats, or backyard cottages, Accessory Dwelling Units (ADUs) are secondary units that have their own address and can be rented out.
Their size can range from 300 sf to 1200 sf, be up tp two stories tall and often allow you to eliminate the parking/garage requirement.
Building a new ADU in your backyard or converting your existing garage can give single-family homeowners more flexibility in their lives.
FOR YOU: extend your living space, activate your yard, make a studio, or office for yourself.
FOR FAMILY OR FRIENDS: host guests and relatives, make a multi-generational compound.
FOR RENT: rent the ADU out for extra income, plan for retirement or other future plans.

These are not pre-fab. They are typical stud framed buildings that we have built many times.
Bunch’s Pre-design versus Pre-fab?
Pre-fab is a good option for some but has limitations. While these units can be installed quickly, their foundations, hookups, and permitting dictate the timeline making them not much faster. The designs are limited to what fits on a semi and under an overpass, making them boxy. Customization is limited to materials and they have a hard time accommodating multiple uses.
Our Pre-designed options streamline design and permitting. Since we have built them many times, costs and construction are understood. Like pre-fab you can see real versions of these units in the city, while unlike pre-fab you can adapt and customize to a great degree. We have yet to see pre-fab cost less than our pre-designed options, so why not get exactly what you want and enjoy a real design process?

What do you get with a Pre-design option?
These Pre-designs are adaptable. For clients we have stretched them, made them larger, altered the number of bedrooms, flipped and mirrored to best fit your site. Just so long as the basic design elements and structure remain the same we are happy to adapt. Because we have details pre-drawn for these designs we can typically shorten the design process to 2 months. Permitting is also faster since they have all been permitted before.
Because of this we can offer a flat fee. The construction costs above are base costs and subject to market forces. What is generally included in that cost can be found here: Included/upgrade design features. Bunch Design is with you from start to finish. And we will introduce you to contractors who have built these units before so that we can get you into you ADU as quickly as possible.

If you want more design options then we can do a custom approach. The cost will be based on a percentage of construction cost allowing the project to get as custom or as complex as you desire.

Design
Let’s evaluate your site and review which ADU design and site layout work best for you. We can adapt the the basic pre-design to suite.
Permitting
We’ll develop a permit submittal set and address agency requirements. These plans have been approved many times before.
Construction
Our qualified construction partners will use our drawings to build your ADU so you can move in as soon as possible!

California has a rich tradition of thoughtful design coupled with new building methods that allow for good design and natural affordability: light and space, craftwork and mass production, privacy and connection. Here we see home not merely as housing units but as pieces of the city that deserve care and stewardship.
We perceive space. Perceptions can be altered, messed with, bent to our advantage to make spaces feel larger, more varied and flexible. Like an illusionist we experiment with space to alter your perception of these small spaces.
These ADUs will exist in the context of their physical and spatial environments and welcome home family members, neighbors and fellow Angelenos. They will expand their boundaries by connection private, semi-private, and public spaces. Thoughtful design will help ADUs borrow views to bring in light , create a new sky with high ceilings, and release spaces that are typically under utilized.
