  • Locate in the back portion of site behind primary dwelling

  • Floor area allowed: 500-1200sf depending on city

  • Typically 5' setbacks from property lines, unless converting existing garage

  • No additional parking req. if 1/2 miles from bus stop

  • Special requirements if located near powerlines, on through lots, on corner lots, and in hillside zones
